Allow me to introduce myself, I am Mary Summers one of the owners of Lighthouse Title. We are the preferred title agent of FunCoastLife. We are here to help you navigate through the closing process.
The process changes from state to state let alone country to country. Having performed the title and closing process in North Carolina, South Carolina, Georgia, Tennessee and Florida I would say I am well versed in title.
At Lighthouse Title we recognize the value of excellent service. Our commitment to service is not a catch phrase - but a way of life.
Most people don’t realize what the title company does. They think of us as just the person that has them sign their documents. This couldn’t be further from the truth. Our work is happening behind the scenes weeks sometimes even months before they ever sit down at the closing table.
Once you have fully executed the contract we perform a title search. It is our responsibility to be sure that everyone who has ever had an interest in the property has properly Deeded their interest over at each sale. We also make sure that every Mortgage that has ever been taken out on the property has been paid off and any judgments against any prior owners have been paid in full.
Doesn’t sound like much, but if any of these as well as a multitude of other items haven’t been taken care of your Title Insurance policy will cover any errors. You don’t want to get all moved into your new house and have someone knock on the door and tell you that they are part owner of your house. Your Title Insurance will do whatever is necessary to remove their interest which of course usually results in them receiving compensation.

We take care of all the little details in getting you to the closing table. Your Title Insurance is really a good value, it covers the title to your property from prior to you for as long as you own the property. It is a one time premium for your Owner’s Title Insurance Policy. You don’t have to pay an annual premium like most types of insurance.
